The Challenge

Wooshin North America faced a long-standing billing issue at its Van Born Plant site. Energy usage for tenants was billed based on square footage—a method that failed to reflect the wide variations in usage patterns and operating hours. This approach led to frequent underbilling and occasional overbilling, creating both financial inefficiencies and tenant dissatisfaction.

Additionally, the facility’s outdated lighting system was composed of over 2,400 high-wattage fixtures, including 1000W and 455W HID high bays, and inefficient 110W eight-foot T12 fluorescents. The result was excessive energy consumption, rising operational costs, and inadequate lighting levels in critical workspaces.
